Meet Brambleton’s Spotlight Realtor: Joanne Poesch

Joanne is a native Northern Virginian with deep family roots in the area. A graduate of George Mason University with degrees in German and European Studies, Joanne moved to Ashburn with her family in 1998 – her three children are recent graduates of Briar Woods and Broad Run High Schools. Talk about sibling rivalries!

In 2010, Joanne decided to leave the corporate world behind to pursue her dream of becoming a real estate professional. In 2011, she founded The Destination Group which includes fellow Loudoun residents Lara Rhoades, Kris Rosmorduc and Matilda Lazeri. They have found a wonderful home with Pearson Smith Realty, located in Loudoun Station.

You may recognize Joanne from her years as a volunteer for the Girl Scouts in Ashburn– she’s been everything from a troop leader and Service Unit Manager to event photographer and cookie seller. Yes, that was her troop at Regal Cinemas encouraging you to buy a box of Thin Mints to take into the movies!

  • The average base price of single-families in Brambleton = $693,127*
  • This represents a slight decrease from last month but a 1.4% increase over this same time last year (Oct ’15).
  • Van Metre has recently opened their Evermont Trace neighborhood with 4 new floorplans starting in the upper $600s with 5 bedrooms and 3+ baths.  Sizes range from 3,174 to nearly 3,700 square feet.
  • 20 single-family homes remain in current inventory (between Van Metre’s new Evermont Trace neighborhood, Edgewood Collection and Winchester Glenmere).

Town Homes:

  • The average base price of all townhomes in Brambleton = $534,249*
  • This represents no change over last month, but a 13.2% increase over this same time last year (Oct ’15).

Phase 2 “Land Bridge” Accommodates Possible Future Divided Highway Beneath the Silver Line

Looking years ahead, designers of Phase 2 of the Silver Line are preparing for a possible new road to allow vehicle traffic to get from one side of the Dulles Airport Highway/Dulles Toll Road corridor to the other near Reston Town Center. Crews have started construction of a so-called “land bridge structure” which would not preclude future construction of a four-lane divided highway that would connect Town Center Parkway to Sunrise Valley Drive by running under the Dulles Toll Road, the Airport road and the Silver Line.

This structure is being built in the median of the Dulles International Airport Access Highway (DIAAH) near mile marker 4.8, approximately 500 feet west of the future Reston Town Center Station. Requested by Fairfax County as an element of the Board of Supervisors’ Six Year Transportation Priorities for FY2015 to FY2020, this Town Center Parkway Underpass Rail Support Structure could be built beneath the Silver Line’s at-grade track alignment. Building the bridge-like structure in advance would minimize any impact to Silver Line Phase 2 service during future construction of the planned roadway.  Dulles Metro September newsletter.

 

Construction of Silver Line to Dulles and Beyond Rolling Along

 

Construction has reached 32 percent for Phase 2 of Metro’s Silver Line, the $6.5 billion rail line that will eventually connect Washington Dulles International Airport and eastern Loudoun County with Tysons Corner, Arlington, downtown DC and the metropolitan Washington region.

Preliminary work such as clearings and excavations are beginning at the Loudoun Gateway Station in the median of the Dulles Greenway near Route 606, and at the Ashburn Station at Route 772 near Broadlands. The first riders aren’t expected until 2020. Construction should be complete in 2019, followed by testing before MWAA turns the project over to the Washington Metropolitan Area Transit Authority, the entity that will own and operate the rail line and set the opening date.  Dulles Metro October newsletter.

Silver Line Metro to arrive in Loudoun in 2020

The county continues to prepare for the arrival of rail service and the opening of two Loudoun County Metro stations, Loudoun Gateway (formerly known as Route 606) and Ashburn (formerly known as Route 772).  Service to the Loudoun Gateway and Ashburn Stations is expected to begin in 2020. To keep up to date on the project, visit: www.loudoun.gov/dullesrail. Learn more about the Silver Line: www.dullesmetro.com
